The rotation problem, solved by law
Every new tenancy in England since 1 May 2026 is periodic. There is no fixed term to break when you rotate; you give two months' notice. Landlords also cannot take more than one month's rent in advance. Your GMC registration, contract and payslips are what agents weigh now.

- Passport and eVisa share code
- GMC registration number and licence status
- Contract or offer letter with start date and pay band
- Three payslips, or the offer letter plus an HR letter if you have just arrived
- Bank statements, UK or home country
- A UK guarantor, or an insured guarantor service
- A short cover note: rotation dates and how long you expect to stay

- August intake: start the pack in May.
- February intake: start in November.

Straight answers
Can I rent before I have a UK payslip?
Often, yes. With an offer letter, an HR letter confirming your salary and start date, and a guarantor route, many agents will proceed. Tell us your start date and we confirm for your case before you view anything.
I rotate in six months. Will an agent take me?
Periodic tenancies mean the agent cannot lock you in and cannot refuse you for that reason alone. Most want a good pack and a guarantor.
Do you charge?
